Report a Problem
Most local governments decide how a tract of land can be developed through a re-zoning process and approval of development plans. These plans, which are public documents, are available for review at your local planning office.
If you are concerned about a proposed re-zoning, obtain a copy of the re-zoning application and review the site plan to determine how the development will impact critical areas, such as streams, wetlands and floodplains, on the site. Attend zoning meetings and provide your written comments on the proposal. Consider mitigation that might be able to reduce development impacts.
Questions to Ask:
• Are there streams on the property? If so, will vegetated buffers along these streams be protected according to the development proposal? See Riparian Buffers
• Are the streams on the property meeting water quality standards? See Georgia’s Water Quality (305(b)) Report.
• Has the developer planned for stormwater control during and post construction? Will they comply with the local stormwater and erosion control ordinances that encourage low impact design techniques, reduce clearing and impervious surfaces, and preserve environmentally sensitive areas?
